Position Summary

Aeon is seeking a part-time Assistant Property Manager to support The Maryland in Minneapolis, MN. This Assistant Property Manager will have a heavy focus on affordable housing compliance. In addition, the Assistant Property Manager will support customer service and general operations of this 94-unit apartment community. This position requires a very detail-oriented person who thrives in a customer-centric, fast-paced environment. The Assistant Property Manager reports to the Site Manager.


Key responsibilities include, but are not limited to:


  • Compliance
    • Complete all aspects of the income and eligibility certification and recertification process for Housing Tax Credit, Section 8, and other programs, with applicants, new and current residents.
    • Meet directly with Aeon households to collect and compile all necessary information and documentation related to affordable housing compliance.
    • Review and ensure accuracy of all certification files.
    • Work with Aeon's Compliance Team to identify and resolve events of non-compliance.
    • Support Aeon's Compliance Team related to property-wide inspection responses.
  • Marketing & Leasing
    • Obtain occupancy goals as set by the budget/organization.
    • Support the marketing, retention, and affirmative marketing plans for the properties.
    • Process housing applications for prospective residents.
  • Resident/Property Relations
    • Respond to resident, vendor and management needs, issues, or problems.
    • Enter maintenance requests.
    • Grant access to vendors, contractors, residents, and guests as needed.
    • Attend community meetings.
    • Responding to emergencies as needed.
  • Office/Administrative Support
    • Support the site office by being present during property office hours.
    • Answer telephones, file, sort mail, maintain office equipment, order office supplies, refer residents, providing accurate rental information, and other duties as assigned to support the overall management of the properties.

Skills & Qualifications

The ideal candidate will be a detail-oriented professional who is able to think critically and adapt to changing rules and regulations. The candidate will have the ability to compile information from many sources in an organized way and will be able to create and maintain relationships with staff and residents to help ensure compliance for a myriad of housing programs.


In addition, the Assistant Property Manager will have the following skills:

  • Affordable housing compliance or closely related experience is strongly preferred.
  • Detail-oriented professional experience is required. This may include related fields such accounting, insurance, court reporting, licensing, etc...
  • Strong organizational skills are required.
  • Somali language skills are a plus.
  • Ability to work under pressure with tight deadlines.
  • Ability to handle shifting and multiple priorities in a fast-paced, growth environment.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
  • Strong computer literacy skills.
  • Physical Requirements:
    • Ability to lift up to 10lbs
    • Ability to reach above and below the shoulders
    • Ability to sit and stand for extended periods of time
    • Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwell and apartment homes
    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time
    • Ability to withstand external weather conditions

Compensation & Hours

This position pays $20-$24/hr. This position offers daytime, Monday-Friday hours from 15 to 20 hours per week.
