JLL has a fantastic opportunity for a Facilities Managerto support our client's facility in Minneapolis, MN. If you have facilities management experience, we want to hear from you!

The Facilities Manager is responsible for ensuring the successful delivery of Facility Management Services. You must be able to process and develop information to meet client needs and coordinate various facility activities and projects. You will organize and prioritize multiple tasks, effectively manage stressful situations, and consistently makeeffective, high-quality decisions.

Location: Minneapolis, MN
Schedule: Monday - Friday day shift with on-call required 24/7
Pay $70,000 - 80,000 with a 10% targeted bonus of the annual salary

Here is some of what you will be doing:
Client Relationship
Proactively develop and manage client relationships, ensuring that expected service levels are achieved.

Comply with all requirements of the client and JLL Master Service Agreement and meet or exceed Key Performance Indicators.

Establish a relationship with client business unit leaders to help them resolve any challenges and issues they have in the office.

Deliver an exceptional quality of service to the client, as reflected by client feedback.

Present Best Practices, Benchmarking, and Innovative Ideas for emerging industry trends.

Represent clients in the maintenance of good relationships with the landlord. Verify that the landlord provides the appropriate range and level of services as defined in lease documents.

Act as primary contact with clients for all service-related matters within the assigned office.


Service Delivery
Under the supervision of the Senior Facilities Manager, proactively manage all facility services following JLL account and client standard processes and procedures, ensuring superior customer satisfaction.

Ensure vendors meet service delivery standards, document, and manage scope changes and instances of poor performance.

Support the execution of small construction projects as required and act as the area point of escalation.

Perform quarterly office inspections, document facility conditions, and integrate with additional service lines to ensure functional, comfortable, compliant, energy efficient, and attractive facilities, following approved operating budgets, including data collection analysis.

Drive initiatives such as benchmarking, best practices, and continuous improvement.

Ensure compliance with portfolio-wide initiatives and required local, state, and federal laws and regulations, JLL audit, and compliance requirements.

Develop and implement innovative programs and processes that reduce short- and long-term operating costs and increase productivity.

Ensure compliance with all health, safety, environment, and risk management policies and procedures.

Support account-wide initiatives such as compliance reviews, audits, training programs, and other initiatives as appropriate, through driving implementation at a portfolio level.

Manage the delivery and revisions of site playbooks.

Engage internally with other teams, which may include leasing, project development, IT, engineering services, security, and other client-required internal resources.


Finance Management /Cost Control / Profitability
Develop and manage facility operating budgets for the assigned portfolio, proactively track variances, and manage within the targeted budgets, identifying efficiencies and savings where possible.

Achieve cost savings through maximizing utilization of suppliers, and preferred vendors/contractors and identify additional efficiency opportunities, consistent with client goals.

Prepare current financial year budget spend reports (actual vs. budget, variance, etc.), analyze expenditure, and demonstrate value or alternative efficiency initiatives (cost savings or increased account profitability).

Monitor payments to vendors where applicable, using available systems, and complying with all relevant policies and procedures.

Support the Senior Facilities Manager in developing and executing facilities-related cost-saving measures to reduce spending in line with client and JLL budget challenges.


Here is who we are looking for:
Required
5+ years of facility management experience

Experience with finance and budgeting

Knowledge of Microsoft Office with a heavy emphasis on Excel

Experience in managing, assigning, and approving work orders and financials in a Work Order system/CMMS.


Preferred
FMP, CPM, RPA, or CSM

Bachelor's degree in facilities management, business administration, or real estate

Experience with Corrigo
