ALL ABOUT YOU:

You are an innovative, self-directed individual who thrives on multi-tasking while maintaining high attention to detail to fill our Pre-Construction Specialist role in our Commercial Construction department. You possess commercial construction industry knowledge, enjoy collaborating with a dynamic team and take a positive and proactive approach with both internal and external customers. Job Summary

The Pre-Construction Specialist is responsible for the functional database management used within the preconstruction team, including support for efficient workflow for a cross functional team, file structure, data access and reporting. Works with stakeholders to ensure the data delivers on the needs of the business and is adopted consistently for end users. Ensure the data product meets quality and timeliness expectations. Functions as a key member of the pre-con team, supports cost estimates for new commercial or industrial building projects. Assists with or leads in the compilation of bids and management of costs as part of the integrated team.

  • Provides leadership and support for the estimating (Pricing and Labor) database, including the
  • Integration of estimating data and system reporting. Maintains files of working documents as back-up for estimate figures
  • Support the creation and management of document template(s) for use by construction and pre-con teams, including historical data into SmartSheets format for post project analysis.
  • Support the development and utilization of Power Bi for estimating reference.
  • Follow established policies, procedures and checklists related to the proposal process to develop estimates in a timely manner.
  • Review project plans, specifications, schedules, and documents to understand project scope and analyze risk.
  • Perform material take-offs. Review estimates for accuracy and compliance with historic database(s).
  • Solicit vendor and subcontractor quotes and analyze for accuracy and selection.
  • Participate in post project reviews to solicit feedback and determine inaccuracies in estimates and proposals.
  • Work with preconstruction and project management teams to identify opportunities to create efficiencies, cost savings and customer value enhancements.
  • Develop and foster an environment of open communication, collaboration, and mutual respect; support team meetings, consistent communication, reporting and feedback both within your team and with leadership. Communicate efficiently with architects, engineers, clients, contractors, and subcontractors.
  • Perform additional duties as assigned.

Experience/Education Requirements:

  • Technical or undergraduate degree in construction management, HVAC design, mechanical engineering computer science, or a related field, or two years of construction related experience.
  • Knowledge of commercial construction, mechanical HVAC, plumbing systems and estimating experience preferred.
  • Well-developed organizational and time management skills; ability to schedule/coordinate projects to meet expressed deadlines.
  • Exceptional computer skills in MS Office, including Excel, project management software, estimating software and database management. Power BI experience preferred.
  • Excellent verbal and written communication and customer service skills.
  • Valid State Driver's license, and able to travel to or work from project sites.

Physical Demands / Work Environment

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

  • Primarily a stationary position for a considerable portion of the day (sitting and/or standing). The person in this position needs to move about inside the office to access file cabinets, office machinery, etc.
  • Constantly operates a computer and other office productivity equipment, such as calculators, copy machines and computer printers. Must be able to collaborate with internal and external stakeholders via face to face, conference calls and online meetings.
  • Travel to project sites, or other APi Group company locations as needed.
  • The employee will occasionally lift and/or move up to 20 pounds.
  • Must be able to wear Personal Protective Equipment (PPE) in a plant environment.
  • PPE required when in the plant, yard or construction areas include:
    • Hard Hat
    • Safety Glasses / Goggles
    • Steel-toed Boots
    • High Visibility Vest
    • Hearing Protection (designated areas)
    • Gloves
    • Personal Fall Arrest Harness
