*** Building Maintenance I $42,989 - $67,170/year 
*** Building Maintenance II $48,147 - $75,230/year

What You'll Do
Building Maintenance staff operate, maintain, inspect and repair the heating, ventilation and air conditioning (HVAC), plumbing, mechanical, electrical, structural, security, fire and life safety systems of County facilities.   Troubleshoot a variety of building system problems, developing and implementing short-term solutions.  Assist with the development of long-term solutions and provides work direction to vendors.  In order to be offered a Building Maintenance II position the candidate must have a boiler's license to operate boilers within our buildings.   

Building Maintenance II staff will participate in an on-call rotation which covers after hour calls for one-week (7 consecutive days) approximately five (5) times a year which can include holidays. Staff are compensated for on-call hours.

Minimum Qualifications

The minimum qualifications listed below are written at the Building Maintenance I level. You must meet these minimum requirements in order to continue in the recruitment and selection process.  
• High School Diploma or equivalent (G.E.D.) AND Two years' of direct work experience in the field of facilities maintenance/building engineering.
OR
• Associate's Degree in Heating, Ventilation, and Air Conditioning, Refrigeration, Boiler Maintenance, Energy Management, buildings systems or a related field.
OR
• An equivalent combination of education and experience in the facilities management/building maintenance field to total 2 years.
AND
• Valid Driver's License

Preferred licensure/experience beyond minimum qualifications:
 • Minnesota Special Class "C" boiler license must be obtained within 6 months of starting employment for the Building Maintenance l position. 
• Minnesota 2nd Class "C" Boiler's License must be obtained within one year of starting employment for the Building Maintenance ll position.  Must have MN State required boiler affidavit of operating experience from current/previous employer.
• Typing and computer skills to complete basic tasks such as: create & send emails, open & modify work or excel documents, and perform internet searches. Intermediate knowledge of Outlook, Excel, Word and the internet is desired.

Pursuant to Dakota County Policy and Procedures Manual Section 3102 (L), this position is designated as Safety Sensitive.
 

Duties & Responsibilities

These examples do not include all possible tasks in this work and do not limit the assignment of related tasks in any position of this classification. Regular attendance according to the position's management approved work schedule is required for all positions.

1. Maintain building systems in good operating condition. Perform tests, analyze results and document adjustments made to building systems.
2. Adjust and repair HVAC, plumbing, mechanical and electrical equipment, and controls.
3. Operate computerized energy management systems.
4. Document work completed into a computerized work order management system.
5. Perform preventive maintenance inspections and complete tasks on systems and equipment.
6. Evaluate system malfunctions and breakdowns; develop repair plans and schedule; develop cost estimates as needed.
7. Update "As-built" drawings and operating manuals/procedures; showing modifications to existing systems.
8. Coordinate and assist in office moves and modifications; including adjustment of workstations, moving furniture, files, records, supplies and equipment as required.
9. Train and instruct other staff in basic equipment operation and maintenance procedures.
10. Perform snow and ice removal, provide for a safe building environment.
 
ESSENTIAL JOB FUNCTIONS: Duties 1-7 and 10 are essential functions. 

Knowledge, Skills & Abilities and Work Environment

• Knowledge of the practices and procedures of building maintenance and repair.
• Knowledge of various mechanical, electrical, plumbing, pneumatic and HVAC controls and systems.
• Knowledge of the safe operation of a wide variety of hand tools, equipment, lifts and vehicles.
• Basic knowledge of building and safety regulations and codes.
• Ability to work with minimal supervision, set priorities and organize multiple work tasks.
• Ability to work in a team environment and take direction from team leaders.
• Ability to read and understand blueprints, specifications and technical instructions.
• Ability to communicate effectively both orally and in writing.
• Knowledge and ability to complete basic computer work tasks such as: create & send emails, open & modify word or excel documents, and perform basic internet searches. Intermediate knowledge of Outlook, Excel, Word and the internet is desired.
• Knowledge of computer maintenance software and building automation systems. 

Work Environment

Work is performed inside and outside of County office buildings, libraries, transportation facilities, and two Detention Centers. Travel within the County is required, but limited. The posture and movement requirements for this position are: walk, bend/stoop, twist, balance, and reach forward on a frequent basis and sit, stand, low level work, squat/kneel, climb stairs and ladders, reaching overhead and low level, and push/pull on an occasional basis. The position lifts and carries items up to 10 pounds on a continuous basis, up to 34 pounds frequently, and up to 100 pounds on an occasional basis. Anything over 75 pounds should be done as a team lift. Periodic climbing to a height of 30 feet is required. Working at heights of 80 feet or more such as on rooftops and when replacing atrium lighting is required, but infrequent. The position requires: simple & firm grasping and fine finger coordination on a frequent basis and bending & twisting of the arm on a continuous basis. The incumbent must have the ability to use the right foot and have a full range of head motion to drive and operate equipment.

Exposures may include, but are not limited to changing weather conditions, moving machinery, powered equipment, uneven and/or slippery surfaces, loud noise, dust, dirt, oil, grease, solvents, fumes, vibrations, noise, sharp edges, airborne/blood/bodily fluids, working at heights or congested areas, and all hazards associated with outdoor and building work. Position requires sensory demands of hearing, speech, smell/taste, near & far vision, tactile, and spatial perception. Equipment used but not limited to include: moving machinery, powered snow removal equipment, cellular phones, personal computer, personal safety equipment and any of a large list of powered and hand tools.
