Position Summary

We are seeking a Bilingual Maintenance & Operations Coordinator to join our team at our 422-unit apartment community, Seasons Park in Richfield, MN! This position will support our maintenance team and our management team with coordination of daily, weekly, monthly, and annual tasks, with a focus on supporting the Seasons Park maintenance team. The Bilingual Maintenance & Operations Coordinator will report to the Senior Site Manager.


Key responsibilities include, but are not limited to:


  • Apartment Turn Coordination: Collaborate closely with the Maintenance and Management teams as well as vendors and other Aeon departments to appropriately coordinate and communicate with residents regarding in-unit apartment turnover work, pre and post resident move out. Schedule and follow-up on turn vendors. Manage the make-ready board. Inspect turns for quality completion and communicate regularly with the Leasing team regarding unit availability and upcoming move-ins.
  • Work Order Coordination: Collaborate closely with the Maintenance and Management teams as well as vendors to coordinate and communicate with residents regarding in-unit and common area maintenance work. Enter work orders into Yardi and follow-up on completion of work orders. Schedule vendors and follow-up on work as needed.
  • Office/Administrative Support: Support the site office by being present during property office hours, answering telephone, filing, delivering notices, referring residents, providing accurate rental information, and giving access to vendors/contractors.
  • Resident/Property Relations: Respond to resident, vendor and management needs, issues, or problems. Duties may include entering maintenance requests, granting access as needed, attending community meetings as needed and responding to emergencies.

Skills & Qualifications

The ideal candidate will be a detail-oriented professional, with a particular strength and knack for planning, organization, and relationship-building. They are able to think critically and adapt to changing rules and regulations.

  • Spanish language skills and cultural competence in Spanish-speaking communities is required.
  • Demonstrated success in detail-oriented administrative support functions as well as face-to-face customer/client interactions is required.
  • Strong organizational and planning skills.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
  • Must be a resourceful, problem solving, relationship-building, seeker of excellence.
  • Demonstrated ability to multi-task, prioritize, be adaptable and comfortable in a high energy environment.
  • Strong computer literacy skills.
  • Must have a valid driver's license, vehicle insurance and access to a reliable vehicle.
  • Physical Requirements:
    • Ability to lift up to 10lbs.
    • Ability to reach above and below the shoulders.
    • Ability to sit and stand for extended periods of time.
    • Ability to complete daily tours between properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.
    • Ability to withstand external weather conditions.

Compensation, Hours & Location

This position pays $24-$26 per hour depending on experience and offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, paid time off and an employee assistance program. This position offers Monday-Friday, daytime hours. Typical work schedules are 8am-5pm, but there is some flexibility in these hours to accommodate the needs of the property and the staff person. This is an in-person position and will work mostly out of Seasons Park. Occasional work at Aeon's Central Office, training facilities and other properties will occur from time to time.
